That continues a gradual shift toward a more balanced market: buyers have more choices than they did a year ago, and while well-priced homes still sell, the pace has cooled from earlier in the year.

The most recent published monthly median sale price is about $290,000 for August 2026, up about 5.5% from a year earlier (Coldwell Banker Hearthside, Bright MLS data). Redfin's three-month median through August was about $295,000, up about 5.7%. County medians for September are typically published in mid-October, so these are the latest figures available.
